Qualified appointments in your calendar. We keep the rest warm.

We work only with estate agents and developers in international property. We do not stop at the lead. On the landing page the buyer qualifies themselves and books a slot in your consultant's calendar. That gives you qualified appointments, with budget, timing and area known in advance. Those who are not ready yet stay warm with route 2, without costing you or your team any time.

For firms that sell investment property and have projects on the market now, with their own sales team or consultant, worldwide. A select group of partners.

Thirty minutes to get to know each other. No obligations.

The problem

Plenty of leads. Telling them apart is the problem.

Bringing in plenty of enquiries is usually not the hard part. The hard part is spotting who is serious, without losing your team days of work.

What gets called poor quality usually is not. These are buyers still early in their search, or without the budget in place yet. The interest is there. The trust or the money is not.

Forgetting that group is the most expensive mistake you can make. In six months they are warm buyers. By then they should think of you, not of the firm that kept in touch.

Staying visible to the same group compounds. The longer it runs, the more often your name is the first one they know.

Your team does not have to set aside time for this. It has to be set up properly once.

How it works

Google is the pond. Meta is the ocean.

Most property firms advertise on Google alone. That reaches people already searching for property in your area. It is a small group, and everyone competes for the same clicks.

Meta often gets skipped, on the assumption that it is not serious enough for property. That is where the far larger group sits: people who are not searching yet, but are open to a home abroad.

We use both channels, each with its own role. Meta creates the interest. Google catches the people who then start searching.

We decide the quality up front. The ad and the landing page decide who responds. That is where we ask the first questions about budget, timing and area. You already know who is serious when the enquiry lands.

Google reaches a bounded group. Meta reaches further, beyond that frame.

From ad to calendar

Warm to the calendar, cold on the list.

We take on the whole funnel, from the first ad to the moment a buyer is ready. Cold is the start of that funnel: the buyer is still exploring and has a lot of questions. Warm is the end: they know what they want, they know the offer and they want a conversation. Every enquiry gets a place, warm or cold: the warm lead in your calendar, the cold one on a list we keep warm.

  1. Ad

On Meta and Google, with a message that matches why this buyer is looking. The funnel starts here: they do not know you yet.

  2. Landing page

One page per message, with a brochure request and the first questions about budget, timing and area. So you already know something about the buyer when the enquiry arrives.

  3. Follow-up

The enquiries arrive in your own CRM. On a longer partnership we set up the follow-up: automated, by WhatsApp and email, under your name. The contact itself stays with your team.

  4. Qualification

The answers produce the split: buyers who know the offer and want to buy are warm, buyers who are still exploring are cold. That way every enquiry gets a place.

  • Warm: an appointment in the calendar

A conversation the buyer confirmed themselves, with budget, timing and area known in advance. You have the conversation. The preparation is done.

  • Cold: on the list until the timing is right

Buyers who are still exploring go onto your client list and, with the appointment route, are kept warm by email without costing you time. So you are the firm they know once they do choose.

We provide the leads, the appointments and the structure. You do what you are good at: selling property and guiding buyers through their investment, depending on your expertise.

Who your buyer is

Property buyers do not all buy for the same reason.

One buys to rent out, another watches the entry price or how an area develops. Every reason needs its own message, its own ad and its own landing page. One story for everyone convinces nobody. Our partners sell investment property; a home for personal use needs a message of its own.

  • Buying to rent out

This buyer counts on occupancy and management, and wants to know who holds the key when they are away.

  • Investor, short term

This buyer looks at the entry price, the building phase and the moment they sell again.

  • Investor, long term

This buyer looks beyond the project: at the area, the country and how both develop.

  • Holiday home, alongside an investment property

This buyer chooses on feeling: the place, the light, the view, and only then the numbers.

Two routes

Leads only, or the appointment as well.

  1. Route 1

    Leads

For partners with their own sales process and CRM. We build the campaigns, the content and the landing pages, and ask about budget, timing and area right there. You get the leads in your own CRM, with the warm and cold split already made. You handle the follow-up yourself.

  2. Route 2

    Leads and appointments

Everything from route 1, plus the back end, on a longer partnership. We set up the automation: cold enquiries are kept warm by WhatsApp and email until the timing is right, under your name. The contact itself stays with your team; we build the system around it. The leads are always in your CRM. You pay a lower fixed monthly price plus an amount per qualified appointment.

Costs

Ad spend per enquiry and per conversation.

Two figures: what you spend on ads per enquiry, and per conversation that leads somewhere. Both depend on the market and the property price.

€ 2 to € 6

ad spend per enquiry

about € 30

ad spend per genuinely qualified conversation

With the partner in our case, an enquiry through the existing Google page cost in the tens of euros. After the start-up phase that case sat at the bottom of the range. That is one market, and the bottom is not a norm.

The full case with all the figures is on the cases page. In a call we look at what that means for your market and property price.

From our case, pilot started in late August 2026

The pilot

Two weeks of testing, without obligation.

  1. We build the full Meta structure, the campaigns and one landing page, aimed at the one audience we choose together up front.

  2. After two weeks, or four for higher-priced property agreed in advance, you see the first results and you decide.

  3. If it does not work, we stop, with no long contract.

  4. Our work during the pilot costs you nothing.

You pay only your own ad budget, straight to Meta.

If the technical setup or the landing page still has to be built and we build it, we charge a fee for that.

What we build stays yours, even if we do not continue afterwards.

In the call we look at whether your offer and market fit us. Thirty minutes.
